Signs Your CGI Window Replacement Is Failing
- Sash won’t stay up or is hard to lift. The constant tension balance springs have lost their calibration or broken entirely. In coastal Fort Lauderdale, the salt air works into the spring steel faster than inland homes and we see this at the ten-to-twelve-year mark regularly.
- Fog or moisture between the panes. The edge seal on the insulated glass unit has failed. Most moisture intrusion happens on the afternoon sun side of the house, where the thermal cycling is hardest on the sealant. Once it fogs, the only real fix is a new glass unit.
- Crank handle spins without moving the sash. The gear inside the operator stripped, usually because the sash was fighting a sticky track. Forcing the crank finishes the job. If the track feels rough, have it looked at before the replacement crank takes the same abuse.
- Visible rust or corrosion on the frame hardware. Even CGI’s coated hardware gives out eventually within a mile of the ocean. The hinges and corner locks on the Sentinel line are the first to show it. Once rust is visible on the surface, the metal underneath is usually compromised.
- Water stains or soft drywall under the window after storms. This is often a failed seal or flashing, not the glass itself. The window may look fine, but water is tracking behind the frame. In Fort Lauderdale, we chase this after every heavy storm season.
