  • You have to lift with both hands to open it. On a Mr-Glass slider, this is usually worn rollers that have flattened on one side, causing the sash to drag on the track. On a hung window, it’s a balance that has lost tension. Both are repairable without replacing the whole window.
  • Draft or heat coming through a closed window. In Fort Lauderdale, this is often deteriorated weatherstripping or a sash that has settled out of square. It’s not just comfort. A leaky window in a coastal climate pulls humidity into the wall cavity, and that starts a longer-term problem.
  • Fog or condensation between the glass panes. The seal on the insulated glass unit has failed. This is a common failure on Mr-Glass units that are fifteen to twenty years old, especially on the south and west elevations where the Florida sun beats on the glass all afternoon. It won’t clear up on its own.
  • The window sticks or binds when you close it. This can be a bent pivot bar, a worn shoe, or a track that has worked its way out of alignment. It’s the kind of problem that gets worse every time you force it, and forcing it cracks the sash or snaps the lock.
