If water pools inside the track, the fix is cleaning and sometimes re-drilling the weep path to spec, not caulking the track shut, which traps water and rots the frame from inside.

That means the insulated glass unit (IGU) has lost its seal.   • Spring balance and screen track fatigue on PGT 400 Series patio doors. The 400 Series is the economy line, and the screen tracks are fairly shallow. A screen that jumps the track or a door that sags at the top corner typically means the rollers have worn unevenly. We replace rollers as a pair and check the header for deflection before calling it done.
